All enbloc potential projects are pure speculations and if you are planning of getting into 1 unit to sit on the potential returns from enbloc, it is no different. Do understand that before a development is being put up for enbloc, you will still need to consensus of majority of the owners, then establish an asking price before being put up to attract bids from developers. The pricing is something we cannot advise for the potential of these projects. We do understand that activity level in the region is high now, given that Lentor Modern is launching, but do also take note of the surrounding parcels that are coming along, therefore enbloc for the projects you have mentioned are likely still quite far away.
